Schematic Design
Research zoning to establish project feasibility
Site visit to document existing conditions (if necessary)
Create preliminary design floor plans and elevations per design notes
Create preliminary 3D renderings of the exterior of the project
Meet with clients to review the preliminary design
Provide design revisions per the preliminary design review meeting
Contractor Selection / Bid Process
Create a bid set of drawings with the necessary information to obtain a cost estimate.
Reach out to builders to obtain cost estimates.
Meet+greet with clients and builders on the property to discuss the project
Review cost estimates with clients to choose a builder

design phase 2
Design Development + Construction Documents
General material + product specifications
Prepare electrical and lighting drawings
Coordinate with Civil Engineer as related to the final site plan
Coordinate with Structural Engineer to complete structural drawings for permit and construction
Prepare complete construction documents necessary for Construction and obtaining a Building Permit. Client to review and approve final construction drawings.
Site visits to the project before construction as necessary to coordinate with the contractor and various project-related disciplines.
construction phase
Construction contract between homeowner and contractor. beag+haus is not your builder, but we are part of your team until construction is completed.
beag+haus will offer support of the project throughout construction to ensure the house is built as designed
Construction observation services are billed at a separate hourly fee for on-site project coordination.
We handle all of the upfront design of the project from inception to construction documentation. We then assist the client (if needed) in partnering with a local builder for the project's construction phase. The client and builder set the final pricing, contracts, and project build schedule.
